We target roughly 3–5 months from foundation pour to closing, depending on weather, floor plan complexity, and finish selections. Move-in ready homes are available immediately for buyers who don't want to wait.
What are the steps in the ICONIQ home building process?
There are six main steps: 1) Choose your lot and floor plan, 2) Sign your contract and secure financing, 3) Foundation and framing (with OSB wall sheathing), 4) Mechanical systems and insulation, 5) Interior finishes and details, and 6) Final walk-through and closing.
Can I tour my home during construction?
Yes. We schedule key milestone walks during construction so you can see your home come together at major stages — including framing, pre-drywall, and pre-closing walk-throughs.
What is OSB wall sheathing and why does ICONIQ use it?
OSB (Oriented Strand Board) wall sheathing is a structural panel installed under the exterior siding that adds strength, rigidity, and energy efficiency to the home. Most national builders skip this step to cut costs — ICONIQ includes it on every home as part of our 'Built Different. Built Better.' commitment.
Can I customize my ICONIQ home during the build?
ICONIQ builds from a curated collection of floor plans rather than fully custom designs. Within those plans, you can select from designed finish packages (cabinets, countertops, flooring, paint colors) and add specific upgrades like sprinklers, gutters, and hardware finishes through our Build Your Home selection process.
What happens at the final walk-through?
Before closing, we conduct a thorough walk-through together to inspect the home, address any final touch-up items, demonstrate the home's systems, and review your warranty documentation. After any final items are addressed, you sign at closing and we hand you the keys.
