Frequently Asked Questions
How much do I need for a down payment on a first home?
It depends on your loan type. FHA loans require as little as 3.5% down, VA loans offer 0% down for eligible veterans, and USDA loans offer 0% down for eligible rural buyers. Many of our Texas communities qualify for USDA financing.
What credit score do I need to buy a new ICONIQ home?
Most loan programs require a minimum credit score of 580–620. Our preferred lenders can review your situation and help you find the best path forward, even if your credit needs some work.
How long does the home buying process take for first-time buyers?
From pre-approval to closing, the typical timeline is 30–90 days for move-in ready homes, or 60–120 days if your home is still under construction.
Are there first-time buyer assistance programs in Texas?
Yes — Texas offers several down payment assistance programs through TDHCA (Texas Department of Housing and Community Affairs), SETH (Southeast Texas Housing), and various local city/county programs. Many of our buyers qualify for assistance that significantly reduces closing costs.
Do first-time buyers need a real estate agent?
You're welcome to bring your own agent, but it's not required. Our sales team guides you through every step of the process, from pre-approval to closing, whether or not you have your own representation.
Why is buying a new construction home better for first-time buyers?
New construction means lower maintenance costs, modern energy efficiency that lowers utility bills, premium standard features (quartz countertops, soft-close cabinets, tile showers), and a comprehensive builder warranty — so you're not inheriting someone else's deferred repairs on day one.
